This past November, Rolling Green Village celebrated a major milestone with the groundbreaking of its newest campus expansion, marking the beginning of an exciting new chapter for this premier Life Plan Community in Greenville, South Carolina.
Nestled on a tranquil 175-acre parcel just east of downtown Greenville, Rolling Green Village offers distant views of the Blue Ridge Mountains and a lifestyle inspired by the natural beauty of the upstate. The community’s leadership, in partnership with SFCS and LCS Development, is committed to enhancing resident experiences and meeting evolving senior living trends.

Building on the success of Phase 1—which saw a rapid sell-out of Independent Living Apartments, Cottages, and Duplexes—the Phase 2 expansion will introduce even more options for independent living. This includes new apartment homes, cottages, and carriage homes, all designed to foster a vibrant, revenue-producing community and further stabilize Rolling Green Village’s financial foundation.
The new Cottage Homes will be located on the south side of the campus, arranged into two pocket neighborhoods surrounding a shared green, as well as traditional street-front cottages.
A new Assisted Living Building will be sited to maximize green space and lake views, seamlessly connecting all levels of care. Outdoor amenities are a cornerstone of the expansion, with plans for new courtyards, a gathering porch on both levels, walking paths, water features, and landscaping. Residents will enjoy pickleball and bocce ball courts, an outdoor kitchenette and gathering area, and enhanced walking trails, encouraging socialization and appreciation of the campus’s natural beauty.
The groundbreaking event brought together community leaders, board members, and residents to celebrate the shared vision for Rolling Green Village’s future. LCS Development leads the project, with SFCS as architect and interiors partner, Clancy & Theys as general contractor, and HJ Sims as investment advisor.
